What owners ask us most often
Can't I just sell it myself and save the commission?
You can – but the risk lies not in the commission, but in the price. If it's set too high, the property sits on the market for months and is perceived by buyers as problematic; any later reduction costs more than the commission. If it's set too low, the money is lost immediately. On top of that come viewings with prospective buyers who lack financing approval, questions about liability for defects, and coordination with the notary, bank and property management.
What does it cost me to engage you?
Nothing until closing. We cover the valuation, photos, exposé and listings. The commission is only due upon notarial certification. Since December 2020, when selling apartments and single-family homes to consumers, the commission is split equally between buyer and seller.
My property is not in a prime location. Is it worth it for you?
Yes. A significant portion of our sales are outside major cities – Saxony, the Ruhr area, Saxony-Anhalt, Thuringia. These locations are particularly attractive to investors, as the calculated yield is often higher than in Berlin or Munich. We address exactly this group of buyers.
Does the sale have to be publicly visible?
No. On request, we market exclusively off-market: we approach registered prospective buyers directly, without a listing on portals. This is common for rented properties, communities of heirs, or when neighbours and tenants should not find out.
I don't live in Germany. Can the sale still go ahead?
Yes, and this is one of our specialities. We handle on-site viewings, communicate in your language, and arrange the notary appointment so that it can be carried out by power of attorney. Travelling to Germany is not strictly necessary.
How long does a sale take?
This depends on location, price and condition. A realistic timeframe is a few weeks to a few months from the start of marketing to notarial certification. A reliable estimate can only be given after the valuation – we will then give you a range, not a wishful figure.
