How does buying property in Germany work for foreign buyers?
Foreign buyers can purchase property in Germany without any restrictions. The process: property selection, proof of financing or funds, notarised purchase contract (with a sworn interpreter or power of attorney), payment upon the notary's due notice, transfer of ownership in the land register. We arrange every one of these steps – entirely remotely if you wish.
Can I buy a property without travelling to Germany?
Yes. With a notarised and apostilled power of attorney, the purchase can be completed entirely from abroad. We handle viewings via video, and an authorised representative attends the notary appointment. We have already guided numerous remote purchases this way.
What additional costs apply when buying property in Germany?
Expect 9–13% on top of the purchase price: real estate transfer tax (3.5–6.5% depending on the federal state), notary and land register fees (approx. 2%) and, where applicable, the agent's commission. The exact commission is stated in each property's details.
How long does the purchase process take?
From the signed purchase contract to the handover of keys usually takes 6–10 weeks. With financing, allow 2–4 months in total; a cash purchase with power of attorney is often faster.

Our team advises fully in German, English, Russian, Ukrainian and Italian – from the first conversation through contract documents to dealings with the notary, bank and property management.
