There are countless online tools that spit out a value in thirty seconds. Handy for a first impression, but these calculators know nothing about the freshly renovated balcony or the construction noise from the new tram line outside. They work with average values for postcode areas. Two apartments in the same building can still be worth very different amounts – depending on floor, layout or view. A reliable assessment therefore requires an on-site visit and experience with the local market.

The same building with original substance from 1960s-era renovations, however, can mean pent-up investment needs that are reflected in the price. Buyers calculate more carefully today than in the past: How much will I still need to invest over the next five years? This question comes up at every viewing, whether consciously or not. Owners who have already renewed the roof, windows, bathroom or heating can factor this into the value and use it as an argument with prospective buyers.

Energy Efficiency – A Factor That's Becoming More Important

The energy certificate (Energieausweis) has long been more than a formality. Buyers increasingly pay attention to heating costs, insulation and whether a heat pump would even be feasible. A property with a poor energy rating doesn't have to be unsellable, but the price should reflect this realistically – otherwise, future running costs will put off prospective buyers, or the lender will impose conditions. Knowing early on where your property stands energetically lets you make a targeted decision: modernise it yourself or adjust the price accordingly.
