Selling a Property with an Estate Agent: What a Good Agent Really Delivers

2 February 2026 · L&B Immobiliya

Spring is traditionally the season when many owners decide to sell their property. Starting your planning now, in February, puts you right on time. But before the first listing goes online, one fundamental question needs answering: sell on your own, or work with an estate agent? Choosing to sell a property with an estate agent means buying yourself one thing above all: peace of mind. But only if the agent actually does the job well. Let's take a closer look at what that means in practice.

Selling with an Estate Agent: More Than Just Handing Over the Keys

Many owners underestimate just how many steps lie between the first thought of "I want to sell" and the signature at the Notar (notary – in Germany, a legally required independent official who certifies the property sale contract). A good agent doesn't just handle viewing appointments. They accompany the entire process – from the initial valuation right through to the final signature. This is exactly what separates an agent who simply places ads from one who genuinely secures the best possible price for you.

Realistic Pricing Instead of Wishful Thinking

The most common mistake in selling property: setting the price too high from the outset. Understandable, since every home carries a piece of personal history with it. But the market doesn't respond to emotions – it responds to location, condition, features, and current demand in the specific region.

An experienced agent knows what has sold in the neighbourhood over recent months, understands which factors genuinely drive the price, and can realistically judge what the market will actually pay. That's sometimes uncomfortable, because the figure may come in lower than hoped. But an overpriced listing often sits online for weeks, interested buyers grow suspicious, and in the end the price gets lowered anyway – just after months of waiting. An honest free valuation at the outset saves not just stress, but often real money too.

Marketing That Actually Reaches Buyers

A listing with a few smartphone photos simply doesn't cut it anymore. Buyers research online, compare several properties in parallel, and often decide within minutes whether they're even interested in a viewing. Professional photography, a clear description of the property, and – depending on the property – a floor plan or virtual tour make all the difference here.

Just as important: reaching the right target audience. Some properties are ideal for investors, others appeal mainly to families, and others still attract international buyers looking to invest from abroad. At L&B Immobiliya, we've spent many years advising Russian- and English-speaking clients, and we know exactly which channels and arguments resonate with which audience. If you'd like an overview, our current listings offer a good example of how marketing can differ depending on the type of property.

Not every property, incidentally, belongs on the major portals. Some owners prefer a discreet sale – for professional reasons, perhaps, or because tenants still occupy the property. For such cases, off-market marketing through existing buyer requests is an option – a route that often leads to a result faster than you'd expect.

Viewings: More Than Just Unlocking the Door

A viewing is more than an entry in a calendar. It's often the moment that determines whether an interested party becomes a buyer. A good agent prepares for every viewing, knows the property's strengths as well as its weaknesses, and can answer questions about service charges, renovation status, or the owners' association immediately – rather than putting people off.

Pre-qualifying interested parties is just as important. Not everyone who views a property is actually in a financial position to buy it. An experienced agent filters this in advance, before unnecessary appointments drag out the sales process. That saves everyone's nerves – yours and the buyers'.

Negotiation: The Underrated Part of the Sale

Many owners think the real work is done once the first offer comes in. In fact, the decisive phase often begins right there. Buyers try to push the price down, point to alleged defects, or bring up comparable properties. This is where negotiation experience pays off.

A good agent stands between the parties, stays objective, and knows which arguments genuinely carry weight. They also know when a concession makes sense and when it's better to hold firm because another interested buyer is already waiting in the wings. Staying clear-headed during this phase is often emotionally difficult for owners – a neutral intermediary helps keep perspective and ultimately secure a fair price.

Support Through to the Notary – and Beyond

Once both parties agree, the paperwork follows: the Grundbuch (land register) extract, energy performance certificate, the declaration of division for condominiums, and often questions about Grunderwerbsteuer (real estate transfer tax), which ranges between 3.5 and 6.5 percent of the purchase price depending on the federal state. A good agent prepares all the documents, coordinates the notary appointment, and is present at the signing in case any questions arise.

This kind of support is especially valuable for international buyers who can't be present in person or who aren't fluent in German. A remote purchase handled via power of attorney, translation support, and clear communication in German, English, or Russian removes much of the uncertainty from the process – for buyers and sellers alike.

What This Means for Your Sale

Selling a property with an estate agent means, ideally: less effort, less risk, and ultimately a price that truly reflects market value. It's not about hiring someone to put up a sign outside the house. It's about experienced guidance through a process that most people go through only once every few decades – and one that deserves to be properly prepared for.
